The submeter is accurate and tracks usage of anything powered on in the unit. 

First Born Fees, The Fee Fee, etc.All of the fees are increasing the amount of money a flipper has to bring to the closing table and aren't helpful.James,Fees are accurately disclosed up front by the lender or broker you are working with.

If you remove this covered peril, you're removing wind damage coverage to the entire building, and not just the roof.Your assessment of the deductible seems accurate, but I can't speak for the replacement cost of a new roof. 

Is the ARV accurate?  

Once title is in your name or an entity you are the owner of the servicer has to provide an accurate estoppel aka payoff?
