Couple that with the fact that you're getting hit with recapture when you sell whether you take the depreciation or not and it should be clear that you should take it.Alternatively you could not take it and file Form 3115 in the future to catch up on missed depreciation, but that'll cost you a pretty penny to have a professional fill it out for you and likely not be worth the difference from jumping a bracket unless it's a high value property and you'd pair that with accelerated depreciation which doesn't seem to be the case here.

Getting rid of most or all of that debt may accelerate your credit repair.But still, keep a little cash on hand, so you can handle an unexpected expense.

This will really accelerate your savings, and get you to doing your next deal even quicker.

Leverage is part of the strategy to get to my desired number of doors on the front end, but I do plan to accelerate payoffs on the back end with the goal of holding a majority, free-and-clear portfolio going into "retirement" .

My learning curve really accelerated after joining BP.  

The truth is there would be assets that would qualify for accelerated depreciation over 5 years (possibly though unlikely 7 year or 15 year too) in there as well, but figuring out what qualifies is complicated. 

You have to read the note to know for sure, if there is an acceleration clause in the note for title transfers etc then you will be out of luck and they will call the note due and payable upon notice.
