I would invite him over for a glass of ice tea ( it's bloody hot here in Florida and it's the polite thing to do ) then I would in a calm voice explain that had he come to you like a good neighbor, you would have been happy to pay the hoa for a year possibly even up to 5 years but because of his rude and illegal actions you are not going to on principle, also if he files a lien on this property again without just cause when you go to sell the house or harasses any potential buyer about this or any other issues he might think important.

But if that's not your bag of tea then look into a reputable hard money or private money loans for your flip, most require or like you to have skin n the game but keep $5k aside for emergency funds.

Seems like Section-8 would still keep trucking along.Where is each property rent compared to section-8, how much fix up money would be needed for each to bring it to section-8 requirements in Nashville.Things like this are either your cup of tea or they are not--only you can make that decision.13 hours away is long drive (2 days).Just my 2 cents.

These are the same people that will Nickel and dime after the fact.I'm not thinking of 1 percenters (those are also Outlaw Bikers, FWIW), as I don't think people with tens of thousands to spare on a week's vacation are going to be staying in my half a million home; I'm really thinking of some of the guests I've had that came for extended stays - 7-10 days or more - maybe from overseas, that possibly would have appreciated an initial grocery delivery or stocked water, coffee and tea after a 10-12 hour flight from Kuwait.
