In lieu of the LLC I'll be carrying the highest amount of liability I can get on the landlord policy, and I'll be adding a multi-million dollar umbrella policy.But even if I do set up LLC's, I'm still going to carry a multi-million dollar umbrella because  owners of LLC's can still be sued pesonally if their decisions resulted in a serious injury/death (such as the failure to not remove snow as stated above, or not to fix that faulty furnace that was emitting CO into the house, or some other form of negligence).

Thinking of renewing my insurance, currently with AAA for rental/home and Geico for umbrella and car.

Also keep in mind, with having this much of your own money invested, it may be a good idea to invest in a good umbrella insurance policy on the property. 

One of them is what some are now referring to as the “Umbrella” factor.

You are much better off starting with Umbrella Insurance Coverage instead of an LLC until you get some experience and decide where you are going in real estate.

And we have the rental insurance and the umbrella policy on us.( P.S. 

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

I’d also look into a million dollar umbrella.

I have umbrella insurance covering all the 3 duplexes.

Instead he has an umbrella insurance policy over all of them.
