I believe that self-managing your property and maintaining detailed records is the only true way to demonstrate your material participation and safeguard your tax savings.

That is if there is no record on the platform of the request.Otherwise you can modify the reservation to add the week and do a payment request for the extra cleaning or bake it into the extra week charge.

What records have helped you to get through it?

I recorded a podcast last week with Dave Meyers and Henry Washington of Bigger Pockets.

Small fees involved, but nothing publicly recorded. 

Many jurisdictions will not record a subdivision plat until you've put in (or bonded) the infrastructure (power, sewer, water, roads, etc). 

That means calling the inspection office to see if they have an open permits, if it is in fact a legal x unit, does it have any housing violations, has their been any police activity near the property, have any of the current tenants had an eviction on their record.

They activate on sound/motion and will record a small VISUAL snippet of what is going on, but they DO NOT record sound2.  

The Ohio Division has no records of anyone named Prisco being licensed.
