The attractiveness of yield is causing some blindness.  

Don't get blind sighted by Mountain House new big. and cheap but look for right sized work horse properties that will rent in any economy and enjoy future demand.

If the seller doesn't like you, is in a very tight spot,wants to rob you blind, seller financing is one of the dreamer options.

if a car is 25% UNDER market price do you blindly jump on buying that car or do you hesitate and ask "huh, why is this car so much cheaper than it should be???".

You'd be an idiot to follow anyone's advice blindly on any internet forum without consulting your attorney. 

I am coming in some what blind to the ins and outs.

I have a pretty high risk tolerance, but I also don't want to invest blindly.

Prior to deciding I wanted to get involved in Real Estate Investing, I was an at-home-mom, mainly because I don't do well blindly taking orders from a Boss that will under pay me and also day care is crazy expensive when you have more than one kid... 

One of my key take aways was NEVER to make a blind offer to a motivated seller.... ask me how I know. :( I almost missed out on this deal entirely!!

with just a little practise,some tools, you tube videos,you can do many repairs,from drywall,outlets,fixtures,blinds,etc saving hundreds of handyman calls
