@Tami Lumpkins , I advice you to go for the training and leads. 9 out of 10 new licensee are out of business in the first year, and within 5 years  another 9 are out of the business from the ones left.

I'm an agent, I know you can't use TAR forms, TREC forms are available for anyone, however are more for reference, TREC advice to have a real estate licensee or attorney to help, so you can avoid the contract be unenforceable. 

A licensee/Colorado REALTOR, I am not sure what the rules are in New York, but it's kind of like working for a union shop - you join or else.

(2) All licensees shall identify themselves as a licensee when buying or selling property for themselves. 

This Independent Contractor's agreement spells out allowed activities for the brokerage with you being a licensee there.The principal  broker can dictate what type of business you focus on and where.

Many states require a certain amount of college courses prior to being eligible for a real estate salesperson license.The benefits of being a licensee go well beyond MLS access.
