The market is going to take a while to absorb all that inventory.

Both CC and FM have seen exponential increases in inventory – almost doubling 80% and 90% (this converts to 10+ months and 7+ months of inventory), days on market 70% and 160%, and new listings 62% and 24%.

If you've got the inventory to sell, buyers come 10 to 1 for every deal.

So real demand up, but inventory even more up.

Now, anyone can access their inventory and resources (i.e. independent lender that works with them, financial company, etc.) but if you are an Academy member, you get exclusive access for 24 hours on any new properties that are posted. 

Foreign governments are moving their gold inventory back from the U.S. to avert seizure by the U.S.  

After the initial set up, I go to my STR before the busy season to take inventory of linens and consumables like soap etc, replace or repair linens or small items, touch up paint, and get my eyes on the property to make sure everything is in good repair. 

One thing that Cape Coral does offer over the others though is that being a much larger market, inventory will be more diverse, so you might have better luck finding a specific property type and price point.

Low inventory and pent up demand are keeping prices higher (and still rising), even in a higher than previous (but historically average) interest rate environment. 

A third chart that I did not include would show you that the spike was also caused by "dry lots", meaning no waterfront.So, where did all of the inventory go?
