I don’t imagine they won’t understand that felony convictions effect decisions. 

It's pretty one sided.During their "inspection period" they will list everything wrong with the property, "real or imagined" and try to get you to reduce your price.

Imagine you sold for $10.5M, paid $500k in commissions and closing costs.

The only problem with that plan is that I'm located in Orange County and I'd imagine most properties out here are well outside my affordability.
