I'd say Turbo Tenant, and this is from the perspective of a someone who commonly speaks with owners who've recently placed or have been placing their own tenants - the general lean seems to be towards Turbo Tenant.

I have been acting as an investor with 20% down on all of them so if it were a 4 unit going as a house hack with a lower down payment that might change things.
