Seems like you are debating whether you want to bank on cash flow or appreciation..Some people are willing to settle for negative cash flow to purchase another property and pray to god they appreciate in value.. 

They are basically god forever unless the property gets a vacant house notice from the city or major permitted repairs are done.

The Tenant now has the resolve to fall down the stairs and test exactly how strong your lease and insurance is when they claim the landlord's at fault, or disable the fire alarms claiming they haven't worked in months and you did nothing about it, regardless of what your lease says as to who is responsible for maintaining them, god forbid they start an 'accidental' fire and now your insurer is looking to you as to why the smoke alarm was disconnected not wanting to pay out; you may get some of your $ back out after countless court sessions, time wasted and $$$$ for your lawyers to justify it all for you and set it straight, completely cutting hard into whatever investment strategy you may have had. 4 - Just because you put it in a lease, review it with them, have them sign it, have them take a picture with it, get their DNA on it... does NOT make it legal.

No, but god knows it will go out within the next few years and leave my tenants in the cold.

I kind of wanted to move to Denmark as I am sure it will be a great school with all the latest technology and such.https://www.forsyth.k12.ga.us/redistrictingBoth North and Central are good schools, not top tier, but good solid schools that should maintain a god rental.Forsyth is great for all the reasons @Aurelio Kim mentioned.

And as far as streetside lines go,  this runs through a major commercially trafficked road, not a neighborhood and one of my friends owns a duplex just up the street and confirmed the gas line presence in his.

I have to make a presence anyway I can.
