@Carey DodsonAs I gently implied, it is best to leave this whole thing alone.  

If you can make contact, gently ask what is the absolute lowest price they would take for the property.  

Their thought process can also be skewed by a subjective approach in trying to massage the numbers to meet what they see as the price needed to get the deal which may include an underestimated budget or inflated exit that is not a true comp.

I want to make sure they massage the callers and be skripted robots.

Be gentle.
