To answer your question directly, it's unlikely to cash flow right out of the gate unless there are several things working to your advantage (off-market, under-valued, house hack etc).The key will be your ability to hang in there long enough to allow appreciation to do it's thing.

Now, I have to go to las Vegas to replace every floor molding in the house and I will have to hire an HVAC contractor to repair the AC and hire a welder to repair or rebuild an iron gate and fence.

You can hire a security guard, use fencing/gates with camera's and alarms or just not invest in neighborhoods that bad I guess.

There are pros and cons of course: It's not an easy way to make a living right out of the gate, but all the agents I know who started young and kept at it are doing very well now (actually very, very well but I'm in an expensive market).
