I figure if they don’t already have Netflix I’ll get questions on how to use it and my systems are all about the least amount of questions.

My story, with 1/1000th his wealth (or less.) builds on Jay’s idea of zero debt (I only have a dozen homes worth mid to high 7 figures, but I owe zero.), along with his idea of where you come from and your life experience determines what you need to feel like you couldn’t spend all your money without wasting it.

Stressed with lots to figure out in terms of getting systems in place and making repairs with not much time to get everything done, but I'm confident in the deal.  

Finally able to actually start executing on some thoughts — and figured I need a network of folks that love real estate investing as much as I do.

That 4F house hack live-in flip sounds pretty good for your son.Both of my kids have taken the RE pre-licensing class, but since they don't really have them in person here anymore, they were both bored by it and haven't taken the test yet.It's also great to see that you know what you need depreciate against or for, meaning you have a good tax strategy figured out and help there.

Given that I recently created a Series LLC here in TX, and there still doesn't appear to be straightforward options in this regard, I figured I would bring it up again. 

Now, you need to figure out how to find deals and pay for them.

I guess I need to figure out a professional way on how to market to them.
