As much as I feel for the tenant, that is technically not your problem.

If they haven’t been paying and causing problems why would you want them to stay?

My problem with SDIRAs is that I don't have enough money to buy a house without a loan. 

Seems like there might be some overlap between the two, does anyone with experience with both think that problems would arise from that?

Currently my problem is too many potential deals not enough money.

So at the moment, if you buy a property now and operate it as a 30 day rental, owners are not having any problems with the gov't.  

I know I can create a series of my own documents regarding this in Word and Excel, but am wondering if there is some kind of software package out there that handles this problem?

A good problem to have.
