I am looking in coast NC and coastal NE and the AirDNA numbers sound like a made up fairy tail numbers.

Heads I win, tails I win.

And given that there's been an average of around 400,000 1031 exchanges accomplished every year since 1997 I wouldn't think these are all being done by short sighted tail wagging the dog kind of people.

Pin the tail on that donkey, and it will put out a warning for all other landlords to be aware of dirty dealers: Tenants who are angry with an owner because of an eviction caused by the tenant's lack of responsibility to pay the rent.

Look for niches that have long term demographic tail winds behind them; rentals in general, multifamily, self storage, assisted living, mobile home parks, etc. 

Lastly, for the sale of being too long with this response/welcome,  educate yourself through various resources about what you want to do in RE, then work your tail off to make it happen.

What happened to the days of just buy an investment work your tail off and save and buy another one.
