At the end of the day, as long as you have confidence in your numbers & have made reasonable assumptions, it will work out with a 5+ year time horizon.

Then, it quickly escalated throughout the day as he became overly eager and offered me the world, BUT was forcing me to make the quick decision.

How many will come to the house more than one day a week? 

1# Go to Craigslist and post your job in the right gig section.2# tell as much about the job and what your looking for as possible.3# post some pictures to give a better idea of the job.4# have the contractors tell a little about their work history etc.5# pay the $5 fee to post your add.6# Get swamped with folks wanting work.7# Take down your add in less than a day as not waste folks time since you now have more than enough help.I have found some good and bad help thru this method.

If you are advertising at $2000 to everyone and then to the family of 7 you say "no, this will be $2200 in RENT" but then the next day a family of 3 looks at it and you tell them $2000 again, yes that is discrimination.This is why I always recommend not bundling utilities into rent!

Reaching out individually takes an inordinate amount of time from my day, and your day as well.Instead, you should always be automating the selling process.

@CO Yilmaz  From 2009-2012 we lost so many potential rental properties to agents looking to double end it, it was ridiculous (we made a full price cash offer over asking at like 11am on the day a house was listed and were "too late"). 

I met with tenant same day as closing - to give application and let him know of two rent options if he applies, he can pick from asked him to let me know by the 17th.
