Could someone offer recommendations for licensed and bonded GCs in the Maryland area? Looking to do a rehab very soon.

I live in PG County Maryland and have property in Washington County Maryland.

PG County, Hyattsville “Arts District” Area.

Yang   PG is worthless 99% of the time.. you have to go to a full blown trial and get a judgement then you hand it over to the debt collector.same with the note and deed of trust.. yes anyone can send a letter say hey your late if you don't pay we are going to foreclose.. you don't need to pay 15% for that.. just write it yourself.and I am sure the first is already doing that..I would take the advice above contact the senior lender let them know your in second if they don't already know and see what if anything they are willing to do..

I could use some clarification on some of it from the more experienced investors here, specifically regarding properties counting towards the 20% pass-through rate on pg. 14.https://poseidon01.ssrn.com/delivery.php?

Hi Mathew,  I'm also just starting out in PG.

Although PG's are great and all but in reality almost never collectable.. anyone who has a PG that has value probably is not needing to borrow 50k from you as Chris mentioned.lastly there is not a ton of equity in that deal it could go off the tracks pretty easy.so there ya go can you afford to lose the money and just shrug it off or not.

@Kate Kratochvil if you have good credit 720+ use that money to open a REI LLC and apply for BC using a PG. 

My markets are not mentioned directly (pg. 5) as I do not invest in large cities but the general tone lines up with my experience in my areas and their closest listed metros- slowing to negative rent growth, lots of new inventory coming online that may be difficult to fill (and giddy inexperienced investors that don't appear to realize that the music may stop soon and they could be the one without a chair).
