I plan to leave my area to get closer to my Mom in Illinois because she's getting older and going to need my help, so I'm going to be headed to a much much cheaper area..

This gap will only increase as time goes by, and we all can likely agree that the rates will not be heading down below 5% any time soon, and if they do, we will have more significant issues. 

The good news is the new management company seems to be heading in the right directions but you really need a steal on a unit to make this all worthwhile.

I'll be heading up in March to take an initial look at the properties but our time is pretty impacted so I probably won't be able to on that trip.
