Itay, In my experience Section 8 is based on the persons voucher/ situation.

It is better to have more vacancy up front and put in a great tenant than to settle for a tenant that has a voucher (that you would say no to if they did not have a voucher).  

I have been told that it takes two years on the waiting list to get a Section 8 voucher.

Their voucher covers the entirety of the rent but I’m curious what type of income I should require for approval as what they report for their monthly income is so much less than I would normally require which is 3X the rent.

You could sprinkle in some section 8 vouchers in the mix for a perfect recipe of Memphis investing! 

@Marie Magno different state, but whenever we had issues with our Section 8 tenant we contacted her assigned case worker who would help the tenant understand that she would lose her voucher and face eviction if she did not comply with the lease, paying her portion and following lease terms.

The reality is that the Gross S8 Rent amount on an S8 voucher includes all utilities.
