Also:Prepare and obtain signed and notarized estoppel letters from every tenant attesting to: lease start and end dates, rent payment amount, security deposit paid, any verbal agreements made with landlord, any maintenance/repairs requested but not yet addressed by landlord, etc.Why?

For example, what state is the property in; did your parents hold title jointly or as tenants in common; did your mother or father die last or did they die in a common disaster; did they leave a will or did they die intestate; if there are wills who are the beneficiaries, if not, are you and your sister the heirs and are there any other heirs; was the property their or the last to die's homestead and are there any creditors of your parents estates.

If the year ends during the winter/slow time, I let it quietly become month to month.Make sure your state doesn't require anything longer than 12 months to be notarized like mine.

If they give you a hard time about it, make it part of their lease, you can do a lease ammendment to add just that, have it notarized & have them sign it.
