I think at this point, i dont think sheriff sales is a viable part of my strategy. 

A lot hinges on a conveyor belt of value-add because as you said, the equity is there making all the various options viable. 

I’ve considered the following options:1.

There's ALWAYS options out there but you're going to have to go around and do most of the work yourself.

Real estate is not the end all be all panacea for building wealth, there are a lot of other options many of which will give you way fewer headaches than real estate will!

Any other options you guys may suggest if you've been in a similar situation I'd love to hear it ?
