A kid born today will need at least 400k or 500k for college.Outside of the curriculum, I do believe the environment of college, the ability to cross paths with students from different backgrounds and upbringings, and the university’s network (if leveraged right) can be valuable in the long run.

Looking for best practices on how to handle a neighbor who is threatening to file a harassment complaint with city against a tenant who has 1) screamed, disciplined and said in appropriate things (i.e. name calling, criticized their upbringing, etc.) to elementary age children, and 2) screamed at teenager after being bit by teenager's dog was in renter's property.

He started 1/30 and ended up bringing in quite a few subs to get the job done, he subbed out the plumbing stack and rough in and the kitchen drywall, one of them was on time but sloppy and the other had another job come up and caused delays in the new schedule.

Assuming it does provide cash flow, I still need capital to buy additional property and having 1 house where I live (either bought or rented) and another house being tied up bringing in cash flow (while good) leaves me no way of stepping up my capital so I can scale my investments.
