You can still get units filled during November-March, it's just colder so traction seems slower with tenants - during those months, I personally think you have to be more competitive with what you're going to ask for in rent versus what's nearby that's available/better if not same condition. 3.

When we did that, they sent an invoice for the leasing fee of $999 for a tenant they haven't placed in the property.So end result is that we lost $999 with this property management company and a month and half without much traction to get our property rented.

We didn't get much traction with Roomster and Kopa as by-the-room platforms, and we are a smaller market without a Padsplit presence.There are a lot of work crews passing through our neck of the woods, so the private rooms are appreciated as a bonus.

You will get some traction but you would get much more advertising it on Craigslist and Facebook.It makes no sense to not take advantage of the VRBO platform.We just got another booking for next year, VRBO.

And I'm projecting here, but it seems like the banker went through the list of named loans in their head like FHA, VA, jumbo, etc and wouldn't have "DSCR Loan" in a drop down list to select, as if you were asking for a FHA loan, so was stumbling a bit.I'd maybe suggest asking more about how the loans are underwritten when speaking with a mortgage officer and if saying "DSCR Loan" doesn't seem to get you traction, maybe ask something like "well, I was hoping that my request could be looked at from a DSCR perspective as well as any other underwriting you do for the best chance at approval because of XYZ."
