I should have also added that the reason I am pulled towards real estate as a wealth generating mechanism (I.e. the appreciation aspect) is that I bought my first house with ~$20K of my own money in Baltimore (supplemented with 6K of grants), bought at the right time and did a little fixing it up, used the proceeds from sale of Baltimore home to get into the lower end of the market in quickly appreciating Seattle.

I'm not going to sugar coat it though.

To me, it looks like the BRRRR calculator and Rehab calculator would help supplement the missing rental portion.

I wasn't trying to get into real estate investment for any other purpose than supplementing and paying off the mortgage. 

Of those 20 projects, we BRRRR 8-10 per year, and the flips supplement the money left in the BRRRRs.

We also use the spectrum supplied modem, but we supplement it with the google nest mesh wifi system.

I think you need to start by figuring out what you’re near term goals are - are you wanting to generate enough cash flow to offset W2 income, are you simply wanting to supplement your retirement, are you looking for significant tax advantages etc.
