It stuns me that in some areas like I guess yours its just not done..

Here’s some helpful info we picked up along the way.If you want to live close to Uptown – maybe because you work there or love having lots of options for dining, bars, coffee shops, and more – consider areas like NoDa, Plaza Midwood, South End, Villa Heights, and Optimist Park.

Purchase price: $179,000 Cash invested: $15,000 Lived in the property for 1 year.Knocked down living room wall, replaced Hvac, floors and gutted and remodeled the kitchen, attic insulation, converted the living room and the dining area into rooms.

Turned out that the house had been owned by a family who lived there forever and ran a small beauty salon out of the house, so one of the bedrooms had been turned into the hair salon and the dining area turned into a foyer.

Also, Padsplit will want you to eliminate any dining room, den, etc to add more bedrooms. 

Also, if I found a 4/4 in the right area for the right price, I would still want to close up any living and/or dining areas and any interior community areas.

For example, you are looking at a four bedroom house but you can enclose the dining room into a 5th bedroom.
