I am reluctant to advertise the place and put a stranger in there and it potentially causes future issues.

If so, the flex space is only useable for you since you don't want a stranger entering your master bedroom in order to access the flex space.

If you’re selling your home to a stranger, have a solid contract that has been tested in the courts.

That's why I argue with strangers on the internet defending a new investor asking for help. 

It's good practice to let the tenants know you will be working on the common areas so they don't think it's a complete stranger or someone spying on them.

So if you're a distressed owner in a hurry to sell, out of time or don't have the money to make repairs or compromise on inspection and repairs OR  you don't want endless showings and strangers wandering through your house, especially during covid, then an investor is fast and easy.

That's a lot to ask of a complete stranger!

You don't go through your text messages hoping a random stranger sent you a text coincidentally with the exact solution you need, you don't go to the library, you don't open a newspaper, you don't call your mom or your neighbor.

No one did for to me, except for my parents, and I have no intention to parent strangers.
