A simple one page option saying. 1) I understand because of your circumstances you’d like to lease  MTM.2) I don’t usually do MTM leases and it’s harder to lease my property in the “winter”3) because you’ve been such good tenants I’d be willing to make an exception for you at the rate of $x+$200 with the stipulation your provide more at least a 31 day notice to give me time to find a new tenant.

@Srinath GopinathanThey will stipulate what is common area property and what is the unit owners responsibility.Also covenants will dictate things like no gas grills and other things that can and cannot be done so they can properly insure and not over or under insure

I suggest talking to other landlords in your area or up-to-date on the current landlord tenant ordinancesHere in Chicago (Illinois) there is no limitation on income stipulations for screening and as other said, there’s no federal stipulation either.Like @James Wise, I would move onto the next tenant without blinking an eye!

If everything is fine on the legal / rental side of things I would stipulate in the lease that the large living room closet would not be allowed to be used as a bedroom and would need to be utilized in some other capacity i.e walk in closet.I understand no one can give legal advice on this site but guidance or websites to look over would be a huge help!
