That is where the original question spawned from...Is it easier to finance a house as an income property if you pay for the build in cash, have it leased, then Refi, or "sell it back to yourself" so to speak using the instant equity as a down payment.RECAP: I buy lot, and have house built for $108,000 in cash.

@Don Konipol your on a roll this morning another great post and perspective.. you can add Renatus into your descriptions of training sites that do not spawn the top development minds in the US>I am a ground up developer myself... not of heavy duty commercial RE.. but SFR lots and housing tracks...

I saw this first hand with real Estate agents who were all independent contractors and never had to pay their own tax's first year about april 1 my agents would start to come to me for commish advances LOL .. this spawned a whole niche industry of companies that have a business of advancing commish to agents.. its kind of like payday loans.. high interest maybe not as high as those but still high..
