I would love to talk with a lender to get a better handle on the products that help investors BUT in my strategy, I am leaning toward NOT using hard money at first(if I can avoid it).

The “buyer beware” philosophy is fine for commercial transactions, but taking “advantage” of home owners when they’re most vulnerable and lack market sophistication is something no right thinking person wants.  

A lot depends on the product.

lastly I think the sellers in these areas are far more sophisticated than inner city rust belt property owners about values..

For walls in common areas like halls and stairs, there are rigid products that can absorb some sound.

The differences between most software is subtle and may be how they bill for their service, support their product, or the process to use those features.

You can probably find some around DFW in some of the outer cities for around $250,000, so 1031 the ones with the most equity into more properties with chances for more appreciation.One thing I would suggest is not to buy NEW from the big production builders. 

This is primarily what makes their work product substantially lacking in correct English grammar, legal protections, timely professionalism and many other ways any Securities Attorney will point out to investors.
