I had one with some rooms stripped to the studs (heavy smokers).

It's not in too bad shape, but was a smoker's house and hasn't had any cleaning done in years.Based on a quick walk-through I'm looking at internal painting, minimal external painting, carpet replaced (or removed to get to the hardwood floors where possible), a bunch of minor repairs to things like gutters/eaves/etc.In a perfect world, this relationship would continue to care for the property as issues occur in the future.

@James D Malone I am intrigued by Facebook, but with me rejecting so many interested people immediately (smokers, pit bulls, not enough income, etc.), I'm afraid of personal reprisals. 

Also, smokers often smoke near windows and doors.

Ideally, you can just non-renew his lease and get a non-smoker in there, but I don't get the impression you want to be that aggressive yet.

3. make sure you do not rent to any smokers! 

When Homeaway began to restrict the ability for owners to see the guest's email address or telephone number I was worried that because I could not talk to the guest when they initially inquired (as was my procedure) I would end up having to cancel bookings because the guest might not meet my requirements (age, number in party, non-smoker, no parties, etc.)

And what about smokers?  

Never had scented candle smoke damage but I did have the worst smokers damage that I have seen in many years.  

We just had some prospective tenants turn in applications and they said “non-smokers” on the application, but I noticed they smelled strongly of smoke and even their applications (the paper!)
