I am looking to invest in single/duplex/triplex/qudraplex rental property. 

I had been researching my options for this scenario, but now that I have my 2024 taxes squared away I've realized that my MAGI exceeds the limit for single filers.

The $250 would not even cover the sustaining maintenance/cap ex on a single unit.- The rent growth as reflect by the rent has not been great.- The appreciation in that market is pretty good and exceeds inflation. 

So I will go from owning 3 properties, including my primary now, to owning 4 properties, 3 single family, and 1 4plex. 

This was loud enough for the other tenants to hear which made them feel uncomfortable because the environment now feels hostile and unsafe.Unfortunately, all this started happening when I renewed the lease, which means this tenant is going to be here for the next 11 months and I am obviously not renewing it.My other tenants are very concerned for their safety and I’m seeing on the cameras that this section 8 tenant is having people over every single day.

You might be able to get into a duplz or 4plex and increase your cash flow, or even into a single house with a much higher cash flow. 

I was more interested in Fix and Flips or maybe even rentals for single family properties.

house hack in some sort of fashion.Either buy a duplex or large single family that you can rent out a room/side of the houseOr buy a fixer upper in the best neighborhood you can afford. 

It’s great that you’re looking into Fairbanks for your brother’s housing needs too.. are you considering a single property, or would you want to scale that into a larger care-focused investment? 

I do this for every single client.But even that is not bulletproof and I've seen new adjustments going 5-10% higher than that.You can appeal property tax assessments, and I've done so with a lot of success in the past.
