these properties are an entirely different asset class - these are commercial, not residential, and the cap rates vary quite a bit.a good way to get familiar with this at first is to read a lot, and call some commercial brokers with your informed questions. they are usually a lot sharper on the numbers than residential brokers, and are also pretty open and friendly. all the best!

totally agree I have owned 3 brokerages over the years.. and the bottom line this is a sales job.. and some sales folks are better than others.in this industry 10% make 80% of the money that is a fact.. there is only so much room at the top. you look at the legions of folks that think they want to be a wholesaler and frankly there would not be enough homes to sell for all them to actually make deals.. so the sharper more persistent ones rise to the top and they have uber sales skills.. you have to have great sales skills..

Keep in mind landlords fail all the time.. that's were the sharper landlords pick up their deals.. from failed landlords.so unless you really know what you want and are committed as a team Your wife is best left doing what she wants.and there is nothing wrong with stopping to smell the roses along the way.you don't want to be a miser and then have a bad life event and never have had any cool life experiences.. to me those are as important as investing.. we live in the Jet age.. if we don't partake in it.. seems kind of sad.what used to be the province of multi millionaires anyone can fly across the world for under 1000 dollars and get those cool cultural experiences.. so just a little different perspective than all the posts that say she is nuts and you got to talk her into it one way or the other.
