I also realized last night (after I made my original post, of course) we could do a HELOC on our primary residence.

My experiences were a couple of years ago and I was originally told the appraisal had been assigned and the rate would be $780 but then later I was told that appraiser was cancelled and they'd found someone else who it was assigned it for $935.

Purchase price: $715,000 Cash invested: $297,000 Current Price: $830,000 (originally $950,000 on 4/13/2024, reduced by $120,000 in 6 months).

Most sellers only care if you close so you can usually use another form of capital stack other than what is on the agreement, however, the seller can force you to use the originally agreed-upon payment method. 

In the original webinars for this fund, they told them they would return all capital in three years.
