Then I scouted the neighborhoods on Zillow and calculated cash flow based on rent z-estimate (used similar house if current property was unavailable).

Then you do your diligence on the rest; scout the neighborhoods, check PMs on NARPM, go to some local rei meetings.

Now i have to find the courage to really scout for a place to invest with.

Five Guys has been scouting this area for about 3 years but hasn’t found the right location to meet their demographics.

I’ve heard of Neighborhood Scout and a newer one called Bright Investor through the Rookie Real Estate Podcast.
