You can't buy advertising that good, especially if you park near the roadway of the mall!

Tour the major roadways like Rt 1, 610, 630, & 17...you should immediately notice what I am talking about.  

It's based on a lot of factors, such as amenities offered (i.e. fitness center, clubhouse, swimming pool, etc); costs to operate/maintain common areas (i.e. landscaping, electricity for common light fixtures, gates, repairs to roadways, parking lots, etc); cost of any insurance that's required; size and age of the property and infrastructure; planning for future capex projects for the property; etc.  

Zoning will be your first hurdle then getting Utilites and roadways to your land depending where all the main service lines are.

Then on the new inspection date the inspector was late.Giant hassle.They want all the area that is a solid surface because there are limits to how much of the parcel is allowed to be impervious surface - control of precipitation runoff is a big thing now, even with detentions basins there are roadways still flooding. 

Through their internal investigation Caltrans determined the only reason they have kept the old roadway was to provide access to the adjacent properties.

There could be a serious liability issue if somebody caused livestock to be at large and get hit on a roadway.

The property is also located close to a major road way in the city where the surrounding area has a new zoning classification of high density commercial.

Also, people are thrilled about having a tollroad directly into the city, but I love the ease the roadway provides.I also agree that this is a good buy and hold area for the long run.
