I haven’t heard of delta build services before, but that doesn’t mean they aren’t reputable. 

The key difference, though, was he spent months carefully getting to know the local architecs, reputable builders, and even a couple of niche design firms that specialize in modern builds for mid- to high-end buyers.

These hours of training is invaluable to help you decide.Anyway, both companies have great reputation and are well knowledgeable in the real estate asset protection arena.

I looked into the maintenance option years back to discover a trend of:  apx. 8% monthly fee which only included rent collection (everything else from maintenance to turnovers etc, extra, and poor reputation on repairs.)

A PMC can get a bad reputation really fast and be forced to use only the WORST contractors that are unreliable hacks.
