Just to echo what @Russell Brazil posted, most people would be surprised (well, maybe they wouldn't, who knows) at the barrage of posts coming through every day solely for the purpose of selling you something or redirecting you somewhere to sell you something.

I am most comfortable with SFR but am intrigued by a duplex to quad unit, but at the same time they worry me if I ever had to get out quickly and quality of tenant potential.So my thoughts on my options are:--Take out both HELOC's and 401k loans and sit on that cash in a money market or similar vehicle along with what I have already to wait for the crash (whenever it arrives), using my personal and rental cash flow and redirecting the extra I'm paying on those existing mortgages to pay off the HELOC and loans quickly--Use my HELOC and stockpiled cash today to go into another, cheaper market somewhere else in the US, and buy up 3-8 more properties, either leveraged or outright.

The only other option would be to redirect the downspout to the backyard but that would be A LOT of water and I'm not sure the yard would be able to handle it.

In the end, due to the "great news" they found, they ended up not installing an overhead sewer line or digging out front to attach the downspouts to the mainline in front of our house, but instead, redirected some of the existing piping and doing an edited version of the proposed plan that more heavily used the intact mainline under the house.The end result has seemed to be a resolution to the problem (so the ultimate purpose of the work was achieved), but with what I would estimate to be about 50-70% of the total proposed work.
