I want a recount.

I actually recounted and tallied up over 70 inquires about the property. 

And I'm not fear mongering, just recounting what I see daily happen to my  clients and the types of people I've run into myself.

... or perhaps that's just how it was recounted after the trek north ;-)

The comp that has the smallest gross % change is the most similar to the subject property and the adjusted value for that comp should be used as your FMV.I'm not a licensed appraiser, just took a damn good class on it and am hoping my memory serves me well in recounting the main points.

The BiggerPockets community came out in full force and I will not begin to try and recount all of the incredible people and conversations.

They countered at 175 firm, so I recountered at 175 and they pay closing fees.  

And re "counter productive" point: that was a comment on your approach and tone on the forum you recently joined, not on the issue itself.
