If it's real I would leave it on and just sand/recondition/restain it. 

Remember to add into the equation the likely enormous reconditioning expenses for your residence before you can sell. 

Or sand the floor to recondition this would indicate you can take the deposit to fix the damage areas.

Rent could be raised some however and with reconditioning the inside they could be raised a little bit more - All units are currently rented and there is a good setup of automatic payment and none of them have been late on rent.  

Our $75k+ homes usually have longer tenancies, less late rental payments, less lease compliance issues, cheaper reconditionings/turns, shorter vacancies, less maintenance/service costs, etc.

BUT, that included vacuuming out the lines and reconditioning the inside unit to run on new freon when it was designed to work on old freon.

The numbers kind of hinge on me being able to get the place reconditioned quickly.

Now, I just buy reconditioned units around half the price.
