When you own a rental, you can depreciate the property over 27.5 years.

I am very interested in real estate investing and flipping (I have a decent amount of construction experience) I was wondering what some good resources are to look at when evaluating a property, especially in the Dayton / Cincinnati area.  

I'm originally from Kentucky and moved to Palm Beach County to pursue real estate full time.

The property is insured on your behalf, personally. 

Incorporating a washer-dryer hookup in the main house could be advantageous.This addition not only increases the convenience for potential renters but also adds value to the property itself.

Can they prove how long it takes to rent a vacant property?

We are looking to growing our real estate portfolio and are looking for a great Real Estate Attorney that we can hire, and learn from who can handle our legal needs, setting up LLC's, etc. 

I've helped people with SBA loans to purchase real estate for a business, but for buying rental real estate, the DSCR loan is a much better option.
