I have several clients who prefer the middle/southern part of the country so places like Memphis, Little Rock, Oklahoma or Texas.

Just depends on your preference and where you have ties to, if any.

I'm not opposed to section 8 (I have section 8 properties) but I would prefer to avoid it for this one.

We are willing to take a loan if needed (seller finance would be great), would prefer multifamily or apartment but open to all thoughts. 

We prefer 600 or better but are willing to work with people under.
