AZ has some very stringent construction defect suits and is the hardest state to procure GL for a GC.So you are taking an extremely high risk by working with uninsured contractors.

They should be familiar with foreclosures, short sales, auction.com as avenues for procuring deals.2.

I have approximately 37% student rentals due to my time frames of procurement and plan to focus more on that niche market through the next couple of years.
