Condos have had generally more trouble selling because of people's general perceptions of HOA fees. 

I would not rely on a Land Trust for various reasons like the perception of deception. 

There was a time in my 20's that I enjoyed being near all of the lights, sirens, and and amenities that a major metro provides but as you age you start to understand that it's really over rated.I grew up in small town Kansas and have lived in some big cities after I graduated college.

Well, I'd say it's neither the green light to great days to come nor the warning sirens of impending doom, that it's just and only exactly what it is, a singular point of a handful of data points.     

I don't own in Hawaii, but my perception from my research there is that it's not an ideal cash flow market right now but can be great for appreciation, which it sounds like would be a pretty good deal in your scenario.If I had that much cash to deploy personally I would be putting it into properties that are most likely to hold value and most likely to gain value. 

Too early to say whether the licensing and legislation/reform that's slowly being introduced across the country will clean up the perception but currently this is how many in the industry (particularly the ones you want to build relationships with) view the RE wholesale industry. 

I think that can improve your perception of how much water/pressure you're getting, since it can be adjusted for different preferences.

(though these can be subjective)  Solomon, Please correct me with what you learned if I am incorrect, but the perception I'm getting is that you think you learned not to get involved in deals that aren't bought right and have too much leverage that cannot be refinanced.
