How do I access a portion of that equity to fund the purchase of 1-2 more MFR properties in more affordable markets like OH, IN, MI, PA, TN, or AL?

I am a single individual, no dependents, only live and work in PA.

For example, in my state PA there is an inheritance tax and many TAX auction properties originate from people passing away and the heir(s) not taking control over the estate and paying those property taxes.

We helped her move to PA from FL, provided a furnished apartment at a reduced rate for a while, etc.

Scranton, PA has been a hotspot for out of town investors.

Where in PA is the small piece of property you're looking to buy? 

And for most of my clients, they are generally attracted to a city or market for personal reasons and THEN then find a property that works for them rather than looking at general market numbers...meaning, my clients can make money in ANY market, even ones where the population isn't growing, the rental demand is softening, and the rent-to-price ratios are less than attractive.So to you, does PA mean Pittsburgh, Philly, or central PA?

I don't know which nearby state you're considering (PA is probably the most attractive) but local municipalities will sometimes enforce extra red tape and/or protections for tenants beyond the state-norm.
