Since I as of yet do not have any commercial property, this is nothing more than morbid curiosity......I've heard that cashout on refi's in the commercial world cannot exceed 20% of loan amount regardless of LTV.

Or, maybe its better to partner with your father so when he passes away his interests gets a step up in equity (sorry to be morbid, and also since I have no idea how you are partnering I'm not sure how/if this is applicable).Since its a non-spousal partner, how would divy up the proceeds anyway come tax time without a legal entity and subsequently have to pay for commercial loans?

That means, in the event of a father or grandfather using their VA benefit if they qualify for an owner occupied loan, if and when they pass, the loan does not get called, so in effect, those people on title are using Dad or Granddad's benefit.Not trying to be morbid or anything, but that exact scenario happened in my family and we were able to keep a family property in the family for generations.Stephanie
