They certainly CAN be problematic, especially a disposer, but if you provide clear, written, instructions on basic operation, AND make sure the tenant knows they will be responsible for the cost of service calls caused by misuse, your problems will be minimal.

Do NOT stop making repairs, but IF it can be attributed to tenant damage, abuse, or misuse, then BILL them, and tack on late charges as allowed by the aforementioned documents when they don't pay.

There can be valid reasons to do this and affordability is a major concern as if this is misused it will be seen as predatory lending.
