I'm looking toward retiring from my 9 to 5 job in about 10 years, and want to supplement my 401(k)/IRA and Social Security (if it's still around) income. 

Kira, I'm looking at the LLC in PA page and although the cost has went up a little bit for the course, it looks like they also include the filing cost. http://www.llcinpa.com/form-an-llc-in-pa/ Just wanted to confirm if this is the case.

As you are coming up with your strategy, keep in mind that your retirement account (401(k), IRA, etc.) may be able to invest in real estate to produce tax-advantaged returns for you.
