It is also important to understand that a lender will likely have access to more then just one product so the LO's job is to understand your situation and know which product would fit your particular situation. 

You’ve received some pretty thought out answers already so hopefully I will not repeat too much of them.At the end of the day, this is a business and turnovers in my experience are way more in expensive than several years of rent increases combined … so you have to do your math and figure out whether it would be worth losing this tenant if she decides to go elsewhere.

I would estimate the ARV @ $230,000 on the low side, at least that is where we will list it with hopes that it will move as quickly as some of the comps have recently.

In a secondary or tertiary market, I'm assuming a big part of my job would be marketing the property.

That might have the best quality of life component based on what you described.Not sure if you have a financial advisor, but I've found mine is incredibly helpful in narrowing down big choices like this.I hope it works out great for you!
