More than anything else wholesaling is a commission sales job.  

It is a full time job and not worth it unless seen as your main focus in my opinion.

I’ve been spending a lot of time researching and searching for properties on Zillow, but I’d love some guidance on:✅ How to find motivated sellers & off-market deals✅ Connecting with investor-friendly agents & wholesalers✅ The best way to structure my first wholesale deal I also work a 9-to-5 job and attend college, so I’m trying to figure out how to balance wholesaling with my current schedule.

It seems easy, but is a tough job, and usually worth the 10% premium they ask. 

Issues such as noise complaints, cooking smells, parking disputes, and general nuisances become part of the landlord’s job to manage.

In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant. 

I see these vacant lots and run-down houses all the time that just sit there for years as I'm doing some odd job somewhere random.

I’m having a hard time finding a 55k+ salary job.

That's not my job as the owner.
